This space has hardwood floors, beautiful original tin ceilings, large windows, office or storage area and offers a shared washroom with one other tenant. This space is approx 850 sq ft. Would also make a lovely retail space as it is next door to a new ladies boutique store.
Rent is $850 per month plus HST + CAM charges. (Common Area Maintenance covers the cost of reasonable heat, reasonable air conditioning, reasonable electric, sewer and water)
Tenant would only be responsible for having phone/internet installed and would be billed separately from the phone/cable company.
The Wambolt Building is also a Registered Historic property by the Canadian government. It consists of 6 commercial spaces some of which are currently leased. The building is the largest commercial structure in "downtown" Lunenburg.
The first floor consists of 1,950 square feet with original high tin ceilings and hardwood floors. This space is located at the entrance to the Lunenburg Historic District. It is a nationally recognized historic property.
112-118 Lincoln Street is valued as an example of commercial architecture in Old Town Lunenburg and as an integral addition to the Lincoln Street streetscape. Built in 1907, this building was first owned by Lemuel Wambolt, a Lunenburg tinsmith who had developed a large clientele on the south shore of Nova Scotia over the previous twenty years. It has been used for a variety of businesses since that time, including a general store and a drycleaner. The building retains many original features, including large storefront windows, the doors on the Lincoln Street façade, and the larger service doors on Pelham Street. The interior retains its pressed tin ceilings that were installed by Wambolt, and are in excellent condition.
The building derives its unusual shape from the acute angle at the lot's west end where Pelham and Lincoln Street meet. The builder made use of this angle and the steep slope to put in a full blind bay at this end of the building, where Wambolt's business sign was originally placed. This intersection is a major crossroads in Lunenburg, and 112-118 Lincoln Street acts as an introduction to the Lincoln and Pelham Streets commercial district.
